Termite Control Methods We Use in UAE
Termites are the most economically destructive pest in the UAE. Subterranean termites — which nest underground and travel through mud tubes — cause structural damage to load-bearing timber, door and window frames, roof timbers and furniture over years without visible signs until the damage is severe. Ayaad offers three termite treatment methods depending on infestation type, construction stage and property risk level.
Soil barrier treatment involves injecting a termiticide into the soil around and beneath a building's foundations, creating a chemical barrier that kills or repels subterranean termites before they reach the structure. This is the standard method for pre-construction treatment and for existing villas where soil access is possible.
Baiting systems (such as Sentricon-style stations) are placed in the ground around the building perimeter. Termites carry bait back to the colony, eliminating the entire nest including the queen. Baiting is the preferred method for established infestations in villas and commercial buildings, as it eliminates the colony rather than just blocking access.
Wood treatment involves applying termiticide directly to affected timber, door frames, cupboards and structural elements inside the property.
Warning Signs of Termites in Dubai Villas
Termites are silent destroyers — most homeowners discover an infestation only after significant damage has occurred. In Dubai and UAE villas, watch for: hollow-sounding timber when tapped; mud tubes (pencil-width brown tunnels) on exterior walls, foundations or pipes; discarded wings near windowsills after a termite swarm (most common in spring and after rain); sagging floors or ceilings; and paint that bubbles or looks water-damaged without a moisture source.
Dubai's construction style — with large areas of timber framing, woodwork and wooden furniture — creates significant termite risk. Areas with older buildings and date palm trees, such as Jumeirah, Al Wasl, Mirdif and Rashidiya, have higher subterranean termite activity.
For new villa construction, pre-construction soil treatment is a DM requirement in some zones and is significantly cheaper than treating an established infestation. Existing villas with no history of treatment should have an inspection, particularly if the property is 5+ years old.
Termite Control FAQ — Dubai & UAE
Termite treatment in Dubai starts from AED 800 for an apartment (soil treatment plus wood protection). Villa soil barrier treatment starts from AED 2,500 for a standard 3–4 bedroom villa. A full baiting system installation for a villa starts from AED 3,500–5,000, which includes installation plus the first year of monitoring. Annual monitoring and bait refill visits cost AED 1,200–2,000 per year. Free termite inspection is included with all treatment bookings. Final prices depend on infestation extent, property size and access to foundations.
Soil barrier treatment creates a chemical barrier in the ground around foundations that kills or blocks termites from entering. It is effective for prevention and mild infestations but does not eliminate an established colony — it only prevents entry.
A baiting system works differently: stations placed in the ground contain slow-acting bait that foraging termites carry back to the colony, eventually eliminating the queen and the entire nest. Baiting is slower (4–8 weeks for full colony elimination) but more thorough for active infestations. Ayaad recommends baiting systems for villas with confirmed active termite activity and soil treatment for new constructions or prevention.
The most reliable way to distinguish termites from ants is by their body shape and swarming behaviour. Termite swarmers have a straight, uniform body (no waist), equal-length wings and straight antennae. Flying ants have a pinched waist, unequal wing lengths and elbowed antennae.
Termite workers (the ones doing damage) are pale, soft-bodied and rarely seen without disturbing mud tubes. The presence of mud tubes on walls or foundations is the most diagnostic sign — ants do not build mud tubes. If you are unsure, our technician will identify the species during the free inspection.
